From YOUR Inspection

Whether you are buying, selling or maintaining your home, Topnotch Building Inspections provides professional and quality service from the moment you call us. Our inspectors will walk through your home with you and teach you as much as you want to learn.  We use the most modern tools including thermal camera, moisture meter, RH meter on all inspections, at no additional charge!

After we walk through the home together, we will personally explain the general condition of the home and systems with you and your agent. We will talk through any major issues that need to be addressed sooner rather than later. We will also mention the items that you will want to keep an eye on for deferred maintenance. All of this will be detailed in our easy-to-read Spectora report, that will be delivered in HTML and/or PDF format. From that report, you’ll be able to see the items we discussed, with images for reference.

Our job is to make sure you understand all aspects of the inspection process, and we do not stop there. Should you have any questions or concerns after the report, you are encouraged to give us a call. We will provide you with an explanation of the report and options to assist you in making a confident decision about your property.

Wondering what’s included in a standard home inspection from Topnotch Building Inspections? Here is a quick overview of the services included in your home inspection, and the major systems that we analyze and assess throughout the process.

  • Site

    This includes grading and drainage, the driveway, paths and walkways, steps, gates, vegetation, retaining walls and other external structures.

  • Roof

    The roof is one of the most costly and important structures. We will examine the roof, its structure, roof tiles, metal roof claddings, flashings, box gutters, eaves gutters, downpipes, chimneys and more.

  • Roof Space, Ventilation & Insulation

    We will examine the roof space to ensure the structure is well supported and in good shape, we check for moisture and water leaks, we assess the level of insulation, we check for downlight protectors and more.

  • Exterior

    This includes the external claddings, eaves, soffits, fascia, decks, steps, walkways, window, doors and other such elements of the home’s exterior.

  • Foundations, Basements and Sub-Floor

    We examine the foundation, sub-floor and basements to look for signs of things like past water damage, ventilation, foundation cracking or shifting, the condition of stumps & sub-floor structure and other such potentially expensive issues.

  • Doors & Windows

    We will check doors and windows for proper operation, sealing and drafts, signs of wear or water damage, binding, weathering, function and more.

  • Interior

    We check every room in the house, ceilings, walls, floors, windows, doors wardrobes, closets and more.

  • Kitchen

    We open every cupboard and drawer, we check the cabinetry, benchtops, splashbacks, the rangehood, oven, even the kitchen sink which is tested for leaks and so much more.

  • Bathrooms

    This includes the operation of all tapware, we check the basin for leaks, we check the cabinets, mirrors, shower, shower screen, bath, ceiling, walls, tiling, floors, ventilation and more.

  • Electrical

    We operate the light switches and dimmers to ensure they are working, we check for safety switches, smoke alarms and we even check some power outlets too.

  • Plumbing

    We check all visible plumbing, toilets, sinks, tubs, troughs, tapware, mixers, outdoor taps, hot water systems and more to ensure they are working as intended.
