Staged Building Inspections

What is reported on
The inspection includes quality assurance appraisal by an inspector competent to assess the condition of residential building stages. It involves an assessment based on the inspector’s experience and knowledge of the residential building industries best building practices, processes, standards and procedures.
The inspection comprises a visual assessment of the defined “Stage” to identify defects and other items that are not completed in a satisfactory manner or standard, and to form an opinion regarding the general condition of the building works at the time and date of the inspection.

  • Base Stage

    General Siting, Site Cut, General Site Grading and Drainage, Sediment Control, Rubbish Containment, Site Fencing, and where applicable- the  foundations of Bored Piers, Strip Footings, Pad Footings, Stump Holes, Retaining Wall Footings, Waffle Slab and Raft Slab Footings.

  • Pre-Slab or Pour Stage

    Sizing and Placement of Reinforcement Steel, Vapour Barrier, Rebates and Step-downs, Termite Collars, Legal Point of Discharge (Stormwater), Site Grading and a General measure of the building envelope.

  • Frame Stage

    Wall Framing, Floor Framing, Flooring, Roof Framing, Trusses, Bracing, Lintels, Tie-downs, Junctions and General sizing of rooms.

  • Pre-Plaster

    External Wall Claddings, Roof Claddings, General Wall and Roof Framing, Vapour Barriers, Insulation and Gap Sealing.

  • Practical Completion Stage

    Site Grading, Retaining Walls Over One Metre, General Finishes – Interior and Exterior, Functioning of Doors and Windows, Stairs, Kitchen, Bathrooms, Ensuites, Powder Rooms, WC’s, Laundry, Bedrooms, Garage, Internal Rooms i.e. Lounge, Living, Dining, Study, Office, Meals etc. and Operation of Appliances, Fittings and Fixtures as installed installed at the time of the inspection, Excluding Pool / Spa and Pool / Spa Related Items and Fencing.
    Areas not inspected are noted in the report along with a description of why the area was not able to be reported upon.
